Without a doubt, the most important marketing tool used to sell a property is proper pricing. This cannot be stressed enough.  Price your home too high and it will sit idle losing value with every passing day. Price it too low, and you lose sleep wondering if the first offer was the best.  Getting top dollar is as important to me as it is to you.

Let me give you an honest and straightforward evaluation of what your property is worth on the open market.  My pricing strategies will make clear the best course of action, and will bring the most buyers with the best offers to your doorstep.

There are several factors I use to properly determine price:

Comparing properties that have been recently sold in your area. Using the recent history of sold properties in your neighbourhood gives a baseline from where to start. Obviously, properties that closely resemble yours are of greatest importance, but subtle idiosyncrasies can make all the difference.  I will spot what separates your property and gives it an edge and its proper monetary value.

Comparing your property to those in your area that are currently on the market.  Looking at the competition and how long each property has been available is an important way to determine a listing price. Has anyone had to lower the asking price? Have they had to list more than once, or were offers made within days of listing.

Comparing your property to those in your area that didn’t sell.  A great indicator for pricing is assessing homes that sat idle with no sale at all.  It will often determine the top end of prices in your area. However, that may not always be the case. There could be unforeseen or off-the-record reasons for no sale.  I will determine any possible issues and whether or not they could apply to you.

Assessing neighbourhood trends.  The GTA real estate market is simply a bunch of neighbourhoods put together. Knowing each neighbourhood’s recent trends is as important to pricing as anything. My careful analysis and eyes-on approach ensure accuracy that generates top dollar.
