BUYER CONSULTATION 

The first step in buying your dream house is the Buyer’s Consultation. This process is, simply put, communication. Listening and asking the right questions leads me to uncovering all of the important facets you’ll need in your new home.

Where my expertise begins is to try and separate the needs from the wants.  Make no mistake – it is very rare to get all you want in a home. Although it would be nice to check all the boxes and I will work towards that ultimate goal, sometimes the reality of the market prohibits that from happening. Together we will work to form a consensus on what the essentials are and where to start looking.

Once we decide what you want and where you want to live, we can work together to form a plan to achieve those goals. Whether it’s a focused look at a certain area or a broad view to get a sense of the market, I’ll offer patience and knowledge for every scenario.

 

OFFER

Once we find the property that fits every need, it’s time to make an offer!  Selecting an offer price, a closing date and conditions that are best for you can be tricky. Every scenario is different. We need to ensure that your investment is secure and the property sound before we commit to purchase.  My experience and knowledge will lead us to an offer that is best for you and one that the seller will find acceptable.

 

NEGOTIATION

It is rare that an offer is accepted outright. Negotiation is inevitably a part of the process. It can be a stressful time. Planning ahead and preparing for many possible outcomes is often the best way to handle negotiations.  I can offer advice in many different scenarios all with your final goal in mind.

 

CLOSING

Once an offer is accepted, it’s far from the end of the process. There are several more procedures to go through and cost to consider. Closing costs can be surprising and substantial. I’ll take you through the process, giving you an idea what to expect and help you through all the important deadlines and dates.
